Clark County Land Use Hearings · Apr 23, 2026 · 1:04:42–1:05:03 · Watch on CVTV ↗

The meeting covers a proposed 35-lot compact subdivision, focusing on density calculations, road modifications, cross-circulation requirements, and the legality of boundary line adjustments for lot creation. Additionally, a separate hearing for a 100-lot subdivision addresses split zoning, variances, and a failing level of service. For the latter project, it is noted that the applicant must volunteer intersection mitigation to meet concurrency standards.

1:03:40 they are not addressing all the parking that's gonna happen and where all this parking is gonna happen along 114th Street, which would basically make 114 Street a one lane road. This is Jody Doba. I'm his wife. I live also the same address. Um, I currently there is a subdivision being built right across from it, and they've only got, I believe, 10 houses in there. Their parking is already full. Their overflow parking is every night full. They're parking already on the street working off on 114th Street, and there's already there's only 10 houses built when they're supposed to be another 19 more. So when those are completed, when that subdivisions completed and this one is started, there's no room for parking. I know that I read the survey. I have no idea

1:04:37 how they are approving that with already what we're seeing with this other subdivision that has been approved every night. I can show you pictures. Their overflow parking is full by the people have already purchased, and it's not even built out yet. So once we get that and we have the 30, however many have 35 more with two more cars per house, and none of those have even driveways that people can park on. They're so small. There's not a driveway. I'm also a real estate agent and noticing that none of those I mean, that neighborhood should have been sold last year. Totally out. But nobody wants to buy a house with no garage, no parking and no driveway to park in where you have to walk down your street on the main road that you have to park to get to your home with

1:05:33 your groceries. It doesn't. It's not a very thought out neighborhood. It's not very, um, nobody wants to live in that. It's it's undesirable. It's gonna be an undesirable place. That application or that development is not before me, and it's been approved. I can't, uh, change it now. But I understand your concerns about parking. Yes. And the other concern would be emergency access for emergency vehicles, also for the utility vehicles for garbage. And
