0:00 Thank you. 2026 I'm calling a meeting to order at 930. There was no executive session held this morning. Please note this meeting is being televised being recorded. My name is Don orange and I'm the commission president for the port of Vancouver. Joining me are Commissioner Eric LeBrand and Temple Lynch. We are conducting a hybrid meeting. Along with our in person meeting. We are
1:00 We are having here. We are also set up for those who are not physically able to provide oral testimony can do so virtually. Please join me in the pledge of allegiance. I pledge allegiance to the flag of the United States of America and to the republic for which it stands, one nation, under God, indivisible, with liberty and justice for all. Moving to the agenda, the first action item is approval of the minutes, Commissioner Lentz. I've reviewed the minutes and find them to be in order, so I move approval. I'll second the motion. All those in favor? Aye. Unanimously. Next on the agenda is open forum. Good morning, Commissioners.
1:59 We did not have anyone sign up to speak virtually today, and we do not have anyone in the audience that is here to speak. It says if present, invite them to the podium. I guess that means, yep. Next. So we have two action items today, and I'd like to welcome Lori Kaler, our Industrial and Maritime Sales Manager, to the podium to present our first item. Good morning. Good morning, Commissioners. This first action item. It is to approve the Second Amendment lease between the Port of Vancouver USA, GNM Industries, Inc., doing business at Vanport Trucking. We have Mark Cash, the owner, and General Manager Ed Reinhart with us today, so they can correct any dates if I get them wrong. The Port of Vancouver USA's strategic plan establishes goals to support growth and economic opportunities for existing tenants. GNM Industries, Inc.
2:59 DBA Vanport Trucking has been a port tenant since 1966 and located in several locations throughout the port over the years. In 1992, Vanport Trucking was established, creating a second-generation company. In 2011, Vanport Trucking relocated to the current location at 3201 Northwest Lower River Road, where they store and transload building materials for distribution throughout Washington, Washington, and Oregon. They currently have 22 full-time employees. On August 1, 2016, the Port and Vanport Trucking entered into a new 10-year lease for 31,500 square feet of warehouse and office space at Building 3201 and an additional one acre of flexible truck parking with two two-year options to extend. In 2019, the First Amendment included a new 10-year lease for 31,500 square feet of warehouse and office space at Building 3201.
3:59 The second amendment is to increase the warehouse space to a total of 40,500 square feet. The purpose of the second amendment is to exercise the remaining two options for a total of four years, effective August 1, 2026 through July 31, 2030, and consolidate their one acre of truck parking to one location. And that's what you see on your screens is their consolidated one acre.
4:29 The Port will be providing up to 25,000 in repairs to repave two entry ramps and replace an 18-foot by 45-foot section of concrete flooring. If approved, the value of this lease amendment is approximately $1,010,880 over the term, plus additional charges for LET, CAM, insurance, and stormwater fees. The revenue for this lease has been included.
4:59 It's a total of $1,010,880.
